Inspections with Written Reports will have the report provided next day by end of day unless otherwise agreed upon.
"Verbal" Pre-Offer Consultations are a "walk and talk" inspection, and you are required to be there, and encouraged to take notes, pictures, and ask any questions you may have about the property. The purpose and intent of these inspections is to help you better understand the property you are making an offer on. Everything that is looked at in a full inspection, is looked at during the verbal pre-offer consultation, there is just no report provided. No pictures or documentation of the property is done with the exception of limited photos of areas you would not be able to see otherwise (ie: attics, crawlspaces, etc) to help you better understand those areas. If a report is required after the consultation, it will require another visit to the property to perform an inspection with report according to the guidelines set forth by the State of Washington.
Some variables that will affect the price are the following:
Size / Square footage of the structure.
Number of bathrooms and kitchens.
Type and complexity of HVAC (heating/cooling) systems.
Age of the structure.
Access to and/or presence of attics, crawlspaces, and basements.
Presence of ADU's (Additional Dwelling Units)
