Pricing Schedule

Pricing for all of our inspections is based on the size, age, and complexity of the structure. The easiest way for us to give you an accurate estimate is for you to contact us with a link to the listing, an MLS number, or a property address. 

Some variables that will affect the price are the following:
  • Size / Square footage of the structure.
  • Number of bathrooms and kitchens.
  • Type and complexity of HVAC (heating/cooling) systems.
  • Age of the structure.
  • Access to and/or presence of attics, crawlspaces, and basements.

Single Family Detached Home

Starting at $475 - Single family homes are defined as detached structures with no shared walls. Other than a detached garage, outbuildings and additional structures on the property are an additional cost. Please let us know about any other structures on the property you would like inspected.

Townhouse / Rowhouse (Zero Lot Line)

Starting at $450 - Defined as a zero lot line home, townhome owners are responsible for the maintenance of the exterior and grounds. Generally there is a "shared maintenance agreement" with the other owners in the complex which can be found in the title documentation. It is recommended to review this agreement carefully. Townhomes are generally less expensive than single family homes because there is usually no crawlspace and minimal attic spaces to access.

Condominium - Townhouse

Starting at $450 - Generally located in a large complex on grounds, they will have shared walls and often a crawlspace and attic to inspect. Even though these are condos with some of the exterior elements maintained by the Homeowners Association (HOA), they are inspected like single family homes. All of the same elements are inspected that are in direct contact with/or may affect the individual unit, but many are smaller than a typical single family detached home.

Condominium - Flat

Starting at $375 - "Flats" or one level condo units are located inside a larger building. All of the exterior and common elements should be maintained by the Homeowners Association (HOA). Careful review of the "resale certificate" is recommended to determine maintenance schedule and financial health of the building. Generally, access to the roof is not allowed by the HOA, and siding and exterior is often partially visible from ground level with binoculars.

2-4 Unit Apartment Buildings

Starting at $650 - Inspection process is the same as a single family home and price is based on the size of the structure and the number of units.
